The Rio Grande do Sul group that designed an entire seaside neighbourhood on Ilha de Santa Catarina — and has managed it since 1980.

Who it is

The Grupo Habitasul was founded in 1967, headquartered in Porto Alegre, and operates across three fronts: real estate business, service provision and holdings — among them Irani Papel e Embalagem. In the property market, the house is known for a single, continuous body of work: Jurerê Internacional, the planned neighbourhood inaugurated on the northern tip of Ilha de Santa Catarina on 6 November 1980.

The founder, businessman, lawyer and journalist Péricles de Freitas Druck, presented the Jurerê Masterplan with four project dimensions and decisions that had no parallel on the Brazilian coast at the time: eliminating the seafront avenue in favour of a setback between the beach and the residential blocks, the concept of houses without walls, and the construction — by the developer itself — of the neighbourhood’s water and sewage system, because the state utility declared it had no capacity to serve the region. The neighbourhood is now on its fourth Masterplan since inauguration; the current one, named Jurerê in_, projects expansion through to 2050.

Product vision

  • Positioning: long-term integrated urbanism — the group plans, implements, operates the infrastructure and remains as the neighbourhood’s agent decades after the first sale.
  • Differentiators: its own sanitation infrastructure, proprietary occupation standards, periodic revisions of the private master plan and a strong environmental and social agenda; the neighbourhood won Latin America’s first Blue Flag in 2009.
