A developer founded by architects, which treats design as the product's origin rather than its expense — and makes the building's impact on the pavement a criterion for decisions.
Who it is
MOS is a São Paulo developer created around 2019 by three partners: architects Manoel Maia and Matheus Farah Leal and business manager Eduardo Andrade de Carvalho. The mix explains the firm’s thesis — architecture is not commissioned after the feasibility study, it is the starting point. “We look at development from the point of view of architecture,” says Manoel Maia. “It’s not that we develop and then have a concern with architecture afterwards. It’s something that comes from within us.”
The pair of architects has a track record outside real estate: they designed the Dengo Chocolates concept store and the Estações Cacau Conduru, in Ilhéus, Bahia, and won the competition for the club of the Associação Fazenda Boa Vista, in Porto Feliz. Maraé, the family office of Guilherme Leal, is an investor in MOS’s projects.
The firm’s first development in São Paulo is Melo Alves 645, launched in 2021 in Jardim América and delivered in 2024.
Product vision
- Positioning: high- and ultra-high-end residential in established São Paulo addresses, with few units and strong authorship.
- Differentiators: the building conceived through the relationship it establishes with the street — “buildings need to improve the space and make the city environment more pleasant,” says Eduardo Andrade de Carvalho — which translates into ground floors with no walls or railings, native vegetation as a façade concept, and commissioned art in the common areas. Floor plans are revised “dozens of times before reaching the solution”.
Launches
- Melo Alves 645 (2024, Jardim América), the firm’s first development in São Paulo: a planted façade with Atlantic Forest species and a commissioned art gallery in the lobby.
- Outside the archive’s scope: the Sabino building, in Pinheiros, named after Praça Horácio Sabino, with a mural by Rodrigo Cass; and houses in development at Fazenda Boa Vista.
