History

The land at Portogalo had another calling. In the 1960s, the Fazenda Itapinhoacanga operated there, a banana plantation set into the hillside between the Serra do Mar and the bay. The condominium was created in 1975, and one of the first steps taken was not to sell plots: it was to build a village of 40 houses for the housing of local staff — a decision that explains why, half a century later, Portogalo functions less like a subdivision and more like a gated village, with a market, bakery, butcher’s, fishmonger, municipal school, health post and Catholic and Evangelical churches within its own walls.

The second chapter is environmental. In 1992, the condominium signed an agreement with Embrapa for the reforestation of the common areas and hillsides; to this day, by Portogalo’s own count, around 160,000 trees have been planted. The water supplying the condominium comes from its own springs, located above the BR-101 and therefore beyond the reach of the road.

  • Concept: a self-sufficient territory on the Costa Verde — roads, water, power, shops, school and security managed by the condominium, so that residents need only worry about the sea.

Architecture and aesthetics

Portogalo is too large to have a single façade, and too old to have a single style. What the estate reads as is the stratification of fifty years of the Brazilian beach house: from the whitewashed masonry construction of the 1970s and 1980s, with colonial tiles and deep verandas, to the contemporary residence of flat slabs and glass that today occupies the best plots on the coastal strip and the canal. The layout dictates the rest: the plots follow the slope of the hillside, and the street design — fifteen kilometres of paved roads — was drawn so that almost every plot would have a sea view or water access, without levelling the land. The greenery surrounding it all is not a remnant: much of it is the result of the 1992 reforestation, which gives the condominium young, dense forest rather than the lawn of a typical subdivision.

Angra dos Reis: the address

Angra dos Reis has 365 islands, and the largest of them — Ilha Grande — lies on the other side of a narrow channel, right in front of the coast where Portogalo is set: that is where the houses with the most sought-after view in the condominium look out from. The municipality is the heart of the Costa Verde, the stretch of coastline where the Atlantic Forest comes down the Serra do Mar and meets the sea without leaving a plain between the two. The BR-101, the old Rio–Santos road, cuts through this narrow strip and is the region’s only land access — a beautiful road and, on high-season weekends, a slow one. That is exactly why the large condominiums of Angra were built facing the water: the boat is not leisure, it is the way through. And that is also why Portogalo’s self-sufficiency — its own water, its own shops, school and health post within the condominium — stopped being an eccentricity and became its greatest asset.
