History
Vila Simonsen is a gated perimeter tucked into the bend of the Capivari, the most valuable core of Campos do Jordão — three minutes by car from Vila Capivari, yet outside its bustle. The name comes from the avenue that serves it, named in honor of Roberto Cochrane Simonsen (1889–1948), engineer, economist and senator, one of the central figures of São Paulo’s industrialization; the street appears in postal records as Avenida Senador Roberto Cockrane Simonsen and is, on the municipal map, one of the city’s historic axes.
The internal layout declares the place’s design intent: the streets of Vila Simonsen are named Chemin de Genève, Chemin de Lausanne and Chemin de Mont Blanc, and have their own postal codes — the signature of a planned subdivision that decided, from the drawing board, to play into the Swiss fantasy that Campos do Jordão has cultivated since the 1930s. At the center of the complex there is a lake, known in town as Lagoa dos Patos da Vila Simonsen. The record does not register a year of establishment or design authorship: no primary source publishes this data, and the house’s rule is to leave blank what is not known.
Architecture and aesthetics
There is no single architectural project: the houses are custom-built on large plots, and what ties the complex together is the mountain-town vocabulary that Campos do Jordão has consolidated — steeply pitched roofs, exposed stone, wood, a fireplace in nearly every living space. Two distinct products coexist within the perimeter: houses of large scale, with high ceilings, several floors and a full mountain-retreat program (wine cellar, sauna, hot tub, spa, gourmet area with a wood-burning stove and pizza oven), and apartments, in a smaller building, which make the address an exception among the town’s condominiums — the same wall encloses both the thousand-square-meter house and the family apartment. The topography is uneven and the buildings are spread across different elevations, which preserves the mountain view for most of the units.

Technical specifications
- Towers and units: a mixed complex, with houses on individual lots and apartments. The archive does not record the unit count with a confirmed primary source.
- Floor areas: here the area that matters is that of the lot, not the slab, in the case of the houses: large plots, in the range of two thousand square meters, for custom construction — the built area varies with each owner’s project. The apartments are of conventional size.
- Parking: according to the unit and the project.
- Structural highlights: gated perimeter with 24-hour concierge and gatehouse, within walking distance of Capivari; internal lake; private streets with their own postal codes.
- Registry and parameters: the internal streets of Vila Simonsen are recognized by the postal service as their own district, with postal codes 12460-552, 12460-554 and 12460-556 — a registry sign of a consolidated subdivision. Outside the tax-lot and zoning framework of the São Paulo municipal survey.

Campos do Jordão: the address
Campos do Jordão is not a neighborhood: it is the highest municipality in Brazil, at one thousand six hundred and twenty-eight meters of altitude in the Serra da Mantiqueira, about one hundred and eighty kilometers from the state capital. It was born as a health resort — the mountain air treated tuberculosis before antibiotics, and that is why the Estrada de Ferro Campos do Jordão railway climbed the mountain in 1914 —, and it became, in the second half of the twentieth century, the only true winter resort the Southeast has. Capivari is the heart of this town: the alpine-style village around the lake, with the Morro do Elefante cable car, the galleries, fine dining and designer shopping, and it is there that the serra’s most expensive real estate is concentrated. The Winter Festival, running since 1970, is Latin America’s largest classical-music festival and drives the season. What defines the local market is a well-known asymmetry worth stating: the town’s population multiplies on winter weekends and recedes the rest of the year, and with it the traffic, the noise and the restaurant lines — the address that resists this swing is precisely the one a few minutes from Capivari and behind a gatehouse.
