Solar do Vale
In Cerqueira César, two blocks from Rua Oscar Freire, a single tower on a narrow, deep plot on Alameda Tietê. The floor plans range from 260 to 350 square metres — the scale of an era when Jardins still fit inside a single flat.

History
Solar do Vale belongs to the generation of residential towers that occupied Alameda Tietê and the surrounding streets before the area became a showcase. The name has been on the building and in the register for decades, and the building already appears in the City’s aerial photogrammetric survey as an established tower. The design’s authorship, the builder and the exact handover year are not documented in any source that holds up, and are therefore not attributed here — what is reliably known is that the works predate the municipal series of building permits that began in 2002.
- Concept: a large floor plan on a plot with a short frontage — the building resolves its programme in the depth of the plot, not the width of the façade.
- Curiosities: the tax plot has a frontage of about 18 metres by 50 metres deep. On it, the municipal survey records a ground-floor podium of 454 square metres and, above it, a vertical block measured at 46.6 metres tall. It is the signature of the Alameda Tietê towers from the second half of the 20th century: little frontage, a lot of depth, and the whole flat facing the leafy heart of the block.
Architecture and aesthetics
A single tower on a podium. The tax plot, roughly 17.9 by 50.1 metres, dictates the form: the building develops towards the back of the plot, with the main volume set back from the street and the slab articulated in two blocks, measured by the municipal survey at 46.6 and 43.6 metres tall. The result is a building with a sober profile and restrained vertical proportion — lower than most of its immediate neighbours, which reach as high as 59 metres nearby. The 260 to 350 m² floor plans with three to five bedrooms belong to the grammar of São Paulo’s high end before parking spaces multiplied: here there are two, three at most. The architectural design’s authorship is not publicly documented and is therefore not attributed here.

Cerqueira César: the address
Cerqueira César is the half of Jardins that became a shopping and dining address without ceasing to be a residential one. Alameda Tietê crosses Rua Bela Cintra and Rua Haddock Lobo in the densest stretch of the quadrilateral — Alameda Lorena is on the next block and Rua Oscar Freire just after it, with Avenida Paulista a few minutes away over the top of Rua Augusta. It is a grid that does not depend on novelty: the street-level shops, the tree cover and the layout of the blocks have been established for more than half a century, and whatever was going to be built up already has been. Those who live here settle the week on foot and save the car for leaving the city.
