History

From Thinki, with architecture by Itamar Berezini, interiors by Chris Silveirai and landscaping by Benedito Abbudi, Casa Higienópolis positions itself as an architectural landmark amid a neighbourhood full of iconic buildings. The proposal is a residence in the sky, customisable, with a permanent view over the green areas of Pacaembui. A contemporary beacon raised over the historic townhouses of Higienópolisi.

Architecture and aesthetics

Nine hundred and forty-five square metres of land and nineteen storeys: the maths forces the building to be slender, and it is from that narrowness that Itamar Berezini draws his advantage — a vertical blade, with a single 276 m² apartment per floor, that occupies little ground and gives the rest back in height. The programme is also stacked in layers: studios on the lower floors, with their own access and leisure areas, the standard units above and a duplex on top, so that the building houses two ways of living without mixing them at the lobby. The floor plans are born open to customisation, which pushes the architecture towards the skeleton and leaves the finishing to whoever moves in. The interiors are by Chris Silveirai and the landscaping by Benedito Abbudi.

Higienópolis: the address

Higienópolisi hardly produces new addresses: the neighbourhood closed its urban fabric three generations ago and has since lived off preserving what it has — which is why a newly born building here is an event, not routine. Rua Pará sits on the stretch where the street grid begins to slope down towards Pacaembui, and it is this edge that gives the upper floors a horizon the heart of the neighbourhood cannot offer. Daily life happens on foot: the tables of Praça Vilaboimi, Parque Buenos Airesi, Shopping Pátio Higienópolisi, the FAAPi campus with its museum and theatre, and the row of traditional schools that has sustained the neighbourhood’s residential demand for decades. And, for the first time in a long while, a structural change is on the way: Estação FAAP-Pacaembui, on Line 6 – Orange, is within short walking distance — the underground Higienópolis never had at its door.
