Paradiso Vila Romana

In Vila Romana, three towers of twenty-eight storeys set on a 12,765 m² plot. It is the rare case, in the West Zone, where the club-condominium was born with the land it needed: a tennis court, an indoor lap pool and a genuine garden between the towers.

History

Paradiso Vila Romana was completed in 2006, in the cycle when the West Zone stopped being an industrial district and became a residential destination for families who did not want to leave the area. The construction was carried out by Mofarrej, and the development operation later passed into the hands of Tegra, the Brazilian successor to Brookfield. The plot is what explains the project: 12,765 m² of condominium land within a grid of small blocks, a scale that allowed three towers to be set apart from one another and the entire centre of the plot to be reserved for leisure, instead of squeezing the common area between the garage and the boundary.

  • Concept: three towers, not one — the large plot was used to set the buildings apart and free up the centre of the block for the club.
  • Trivia: the municipal register records the address as a single condominium plot of 12,765 m², which makes it one of the largest private residential plots in Vila Romana. The condominium was established in May 2006, and the leisure facilities include club-scale amenities — a tennis court and an indoor lap pool — that depend precisely on this amount of land.
  • Not to be confused with: this is the Paradiso on Rua Fábia, in Vila Romana, built by Mofarrej with development by Tegra, delivered in 2006. There is a second building with the same name, Paradiso Higienópolis, on Rua Pará, in Higienópolis, built by CEVN — Elias Victor Nigri: they are homonyms, with no relation to each other — separated by neighbourhood and by builder.

Architecture and aesthetics

Three identical residential towers of twenty-eight storeys, with two flats per floor, set apart from one another on a single condominium plot. The language is that of the São Paulo club-condominium of the 2000s: vertical volumes set back from the building line, a base resolved into garage and common areas, and the ground between the towers treated as a plaza rather than as circulation space. Each tower is served by three lifts. The standard floor plans have 172 m² with three suites, a gourmet balcony with a barbecue, a private lobby and a private storage room; the penthouses reach 332 m². The authorship of the architectural project is not publicly documented and, for that reason, is not attributed here.

Vila Romana: the address

Vila Romana is the neighbourhood where the West Zone keeps its most domestic side. It was born a working-class district, between Lapa and Perdizes, with streets bearing Latin names and short blocks — and it has aged into one of the most stable addresses in the city for those who want large floor areas without the noise of the avenues. Rua Fábia runs through the residential heart, with street-level shops, bakeries and the street market within walking distance, and Parque da Água Branca, Parque Villa-Lobos and Shopping Villa-Lobos close by. The connection to the rest of the city is the advantage the neighbourhood rarely advertises: from here you can reach the centre, the Marginal, Avenida Brigadeiro Faria Lima and Parque Ibirapuera by different routes, without depending on a single one. Estação Palmeiras-Barra Funda and the area’s traditional schools complete the case for those who choose to live here and stay.
