A new developer, based in Vila Olímpia, that chose Brooklin and a single product: a large house inside a small condominium, with an open floor plan for the buyer to finish.
Who it is
JLN is a recent addition to the São Paulo market. The legal entity J.L.N Construtora e Incorporadora Ltda was formed in February 2021, based on Rua das Fiandeiras, in Vila Olímpia, and is led by Alfred Lengyel and José da Cruz Lopes Neto as directors. Each development is structured as its own special-purpose entity — JLN 02, JLN 03 —, registered at the same address, a design common among developers that work project by project.
There is no long historical portfolio to show: JLN presents itself through the product and the neighbourhood. Palmares 875, in Brooklin Paulista, is the development the market knows it by — eight residences of nearly five hundred square metres behind an armoured gatehouse, designed by the firm Guima Arquitetos.
Product vision
- Positioning: horizontal high end in Brooklin — a real house, with three floors, a pool, a garden and a private gourmet space, within a perimeter small enough to be genuinely watched over.
- Declared concept: customisation. JLN treats the open floor plan as the product’s main argument, so that the resident adapts the house to their own way of living — the upper floor of Palmares 875 is deliberately left undefined, and can become a fourth suite, a home office, a gym, a playroom or a living room.
- Scale: condominiums with very few units. Eight houses in Palmares 875 — a chosen number, not one imposed by the plot.
- Finish delivered, not just prepared for: each residence’s private lift is installed equipment, not planned-for infrastructure.
