Forty years of scale: the firm that began by building public housing programmes and today puts its name to a suspended-mansion tower in Moema — always with in-house construction.
Who it is
Grupo Kallas was founded in 1983 by the engineer Emílio Kallas, a doctor in Civil Engineering from Poli-USP. It began where almost no high-end developer starts: building residential units within public housing programmes — PAIH and PAR, run by Caixa Econômica Federal, and works for COHAB. It was in the mid-1990s, in a market still without consumer credit, that the firm moved into middle- and high-income housing, and in the following decades diversified into hotels and shopping centres, always concentrated in the state of São Paulo.
The thread running through both phases is the integrated model: Kallas scouts the land, develops, builds and delivers in-house, without outsourcing construction. Between 2014 and 2018 this structure became an unusual advantage — the company slowed its pace of launches, began building for third parties, and used the fall in land prices to build up stock in better locations, while much of the sector was shrinking.
In 2012 the firm created KV, its own real-estate agency; in 2016, with the market reheating, it split development into two brands — Kazzas, for the economy segment, and Kallas, for the mid- and high-end. It is through this latter brand that the Club’s portfolio finds it.
Product vision
- Positioning: wide range, from the compact investor unit to ultra-high-end residential; the Kallas brand has concentrated on the mid- and high-end since the 2016 split.
- Differentiators: integrated chain from land-scouting to delivery; in-house construction capacity at scale; and, at the top of the line, the willingness to buy large plots in established neighbourhoods and build vertically with few units per floor.
- Reach: primarily the state of São Paulo, with a focus on the capital.
Launches
- Vista Parque Ibirapuera — Moema, 38 residences from 373 to 1,184 m² on a 2,530 m² plot on Avenida República do Líbano, with architecture by Pablo Slemenson, interiors by Triptyque Architecture and landscaping by Benedito Abbud.
