Who they are
Sanca is a São Paulo construction and development company active since 1978, headquartered on Avenida Brigadeiro Faria Lima, in Jardim Paulistano. It is a wide-scope firm, and that breadth is its defining feature: it works in urban development and residential land subdivisions, in development, in the construction of horizontal and vertical residences, in commercial buildings, in hospitality and in warehouse condominiums for storage and logistics — the latter a business of its own within the company. Over its existence, the firm has totalled more than 3 million m² of built area: around 1.6 million in residential and commercial developments and around 1.8 million in logistics centres. It is certified by PBQP-H, the Brazilian Habitat Quality and Productivity Programme.
The company presents itself as a pioneer of the flat concept and the pool system in the São Paulo market — the format that, in the 1980s and 1990s, created an entire asset class in the city.
Product vision
- Positioning: high-end vertical residential in Pinheiros, Itaim Bibi, Higienópolis, Campo Belo and the Jardins, alongside an industrial and logistics operation of much larger scale in area. It is a firm that does not depend on a single segment — fine residential coexists, on the same balance sheet, with warehouses, hotels and land subdivisions in other cities across the country.
- Differentiators: the most consistent naming brand in the São Paulo market. While competitors named buildings after French place names, Sanca assembled a gallery: Mackintosh, Tarsila, Picasso, Portinari, Miró, Modigliani, Matisse, Chagall and Gauguin — architects and painters, one per building. A second series pays tribute to Italian squares (Piazza Firenze, Piazza Navona, Piazza di Spagna, Villa Florentine). The portfolio also records the practice of building in partnership, entering as builder in third-party developments.
Works
- Mackintosh, in Pinheiros — 11,500 m² of built area staked entirely on a single 335 m² typology, with 5 bedrooms, 4 suites and 5 parking spaces. Completed; market records place delivery in 2002.
- The Summit, in Pinheiros — a 29-storey tower built in partnership with developer SKR, designed by Aflalo Gasperini with landscaping by Benedito Abbud. Delivered in December 2003.
- In the same name family, outside the archive’s scope: Tarsila (Jardim Guedala), Picasso, Miró, Matisse and Chagall (Itaim Bibi), Modigliani and Gauguin (Pinheiros), Portinari (Campo Belo).
