Bothanica Alto de Pinheiros

History

Bothanica was born of a rare bet in a city that went vertical: on a 2,400 m² plot on Avenida Professor Fonseca Rodriguesi, Alfa Realtyi chose eight houses, not a tower. The choice of plot explains the decision — the lot sits on the pavement opposite Parque Villa-Lobosi, and a horizontal project takes advantage of the park as a borrowed backyard in a way no tall slab can. The design is by Patricia Anastassiadisi‘s office, which describes Bothanica as an architecture that “breaks with the line separating interiors and exteriors, creating an atmosphere of calm and freshness rare in a metropolis this size.” The office records the complex as built in 2019 and the developer gives it as complete; market records, however, disagree on the exact delivery year, and for that reason it is not fixed here.

• Concept: the horizontal house restored in São Paulo’s most tree-lined neighbourhood — spacious, connected spaces, with the park across the avenue.
• Trivia: the 2,400 m² plot received only eight residences. Each house was born with the complete programme of a high-end townhouse inside it — pool, temperature-controlled wine cellar, cinema and private lift — so that the condominium has almost no common area: the leisure is not on the ground floor, it is in the house.

Architecture and aesthetics

Contemporary architecture, with wide volumes and generous openings, with Patricia Anastassiadisi also signing the interiors — design and decoration came from the same office, which is unusual in a house condominium and explains the continuity between façade, floor plan and finish. The approach is integration: patios, terraces and glazed areas pull the avenue’s greenery inside.

Alto de Pinheiros: the address

Alto de Pinheirosi was designed with the same grammar as Jardim Américai — curved layout, large plots, tree cover as a rule — and is today São Paulo’s most tree-lined neighbourhood. It is also one of the few in the West Zone where the house remains the dominant typology. Avenida Professor Fonseca Rodriguesi runs alongside Parque Villa-Lobosi, the region’s largest green space, and connects the neighbourhood to Marginal Pinheirosi and Shopping Villa-Lobosi within minutes. Living here means having the park as an extension of the street and the city’s business axis a bridge away.
