Seven storeys, one unit per floor, eight flats in total — a building deliberately kept low for what the street’s zoning would allow, raised in 2009 by Chemin Corp Incorporadorai on a plot of just over a thousand square metres with only twenty-seven metres of frontage. It is this proportion that explains the shape: a narrow, deep plot, on the scale of the garden neighbourhood’s house plots, resolved with a single floor plate rather than two columns of flats. Hence the four-en-suite floor plan with all four sides open to light, and the lift that serves one family per floor. The authorship of the architectural project is not publicly documented and, for that reason, is not attributed here.

Jardim América: the address

Jardim Américai was born entirely of a single plan: the Companhia City subdivided the area at the start of the twentieth century following the layout of English town planner Barry Parker, with curved streets, large plots and houses set back on all four sides. Rua Groenlândia is one of the streets inside that design — it does not cut through the neighbourhood, it winds through it — and the greenery seen from it is not street décor: it is the sum of the private gardens each plot was required to yield. Where houses have given way to buildings, as in this stretch, the setback still applies, and the street kept its scale rather than closing into an unbroken wall.
