History
With architecture by Pablo Slemenson, interiors by David Bastos and landscaping by Alex Hanazaki, Sarandi Jardins is a boutique building in the Jardins, next to Shops Jardins, below Oscar Freire and above the Hotel Fasano. There are just eight units, one per floor, with premium finishes.
- Concept: the ultra-low-density boutique, with one resident per floor and a signature design team, in the heart of the Jardins.
- Curiosities: the closets are by Augusto Moreno, and the kitchen is Valcucine with Gaggenau.
Architecture and aesthetics
Eight units on a 918 m² plot — the arithmetic is the project. Pablo Slemenson, an architect with a declared obsession for buildable-area efficiency and the most recurring name in the archive, here used the ruler in reverse: a single tower, one apartment per floor and nothing beyond that, with floor plans of roughly 300 to 494 m² and two to four suites. The gesture that defines the building is the density it refused — in a Cerqueira César block with unrestricted height limits, the buildable potential was spent on floor area, not on doors. Security follows the same reasoning, as structure rather than accessory: armoured doors, biometrics and integrated automation. The interiors are by David Bastos and the landscaping by Alex Hanazaki.
Aesthetics and scarcity
- Aesthetics: contemporary high-end, with a signature design team.

Jardim Paulista: the address
Two names for the same address
The plot sits on the border between Jardim Paulista and Cerqueira César, and both names are legitimate. The postcode registers Cerqueira César; the high-end market treats the address as Jardim Paulista. This entry adopts the name in common use and keeps the other for anyone searching by it.
Rua Sarandi is a short street in Cerqueira César, the kind that leads nowhere in particular: it is not a shortcut, not a through route, and it sees none of the traffic of people just passing by. Yet it sits mere metres from Rua Oscar Freire. It is the combination the Jardins almost never deliver together — the shop window on the corner and silence at the door. All around, the itinerary is short and entirely walkable: the designer-label stretch of Oscar Freire, the tables of Hotel Fasano and Hotel Emiliano, the Sunday street market between Rua Augusta and Rua Haddock Lobo, and Estação Oscar Freire for leaving the area without a car. The address has no frontage on the street everyone knows, and that is precisely why it works: it belongs to the busiest stretch of Jardim Paulista without being exposed to it.
