History
Oscar 900 is a development by RFM with RKG Inc. and construction by RFM, with architecture by AMZ Arquitetos — Ricardo Hering and Gabriela Coelho —, interiors by Anastassiadis Arquitetos and landscaping by Orsini Paisagismo. The plot is the opposite of what the units’ floor area suggests: a tight corner on one of the most sought-after blocks in the city, where the development is only viable by stacking little per slab. The project’s answer was to embrace this as programme — one apartment per floor, thirteen of them, plus two special units on the penthouse level, and a base with studios that resolve the corner’s commercial face. Construction is well advanced; the developer does not publish a delivery date, and the year is not fixed here while the building remains unfinished.
- Concept: “the ground zero of Jardins”, in the developer’s own formulation — the line dividing the exclusivity of Bela Cintra from the shop window of Oscar Freire, with one apartment per floor on each side of it.

Architecture and aesthetics
AMZ Arquitetos‘s design concept starts from the metaphor the developer uses for its own name: art as line, and architecture as a line connecting to the history of the place. On a corner where the façade is seen up close and in motion — the Oscar Freire pavement is among the busiest in the city —, the design works the volume in bands and treats the base as part of the street, not as a wall. One apartment per floor means the whole slab belongs to the family and the lift opens into the private hall, with no shared landing.
