Your side of the table has a name

In the very high end, the question that decides everything is not how much it costs, it is whose side the person serving you is on. It was to answer it that we created the Private Advisor.

I came back to real estate after years immersed in technology, and the first thing I found again was an old discomfort. Every high-end buyer knows it: the call that insists, the interest that is not yours, the feeling that your search has become a subject in some room, with your name, your budget and your urgency circulating among people you never authorized.

For a long time I thought it was a character flaw in a few. It is not. It is how the model works. And that is why we decided to change the model, not the people.

Which side is he on

Whoever advertises a property represents the seller. It is like that everywhere in the world, and there is nothing wrong with it, as long as it is clear. The problem appears when the same person handles both sides of the table, because it is impossible to defend one without hurting the other. The buyer wants the best deal, the seller wants the highest price, and the intermediary, in the middle, is paid for the closing, not for your best decision.

The mature market solved this decades ago, with a simple idea: exclusive buyer representation. A professional who works only for the buyer, and never for the seller. In Brazil’s very high end, that figure did not exist. We created it, and it has a name: Private Advisor. We are the first house in the real estate market to structure this layer.

The first asset it protects is your data

Before any property, the Private Advisor protects something the conventional market treats as currency: your information. Your identity, your budget and your intention do not circulate.

This is not marketing rhetoric. Brazil’s data protection law deals with exactly this, and the first conviction under that law in the country penalized one of the largest developers in the market for sharing client data. In the old model, your name becomes a subject. In the Club, it is a secret, because our network is not of brokers, it is of wealth managers, family lawyers and owners, people for whom discretion is not a policy, it is an identity. Rita Figueiredo, a lawyer and advisor, sums up the craft in one line: the job is not to show a property, it is to look after the decision.

What it does, and what it is not

The advisor does not show the property. By law, the one who shows and negotiates is the licensed broker, and on the visits he is present, doing his job. The advisor is the other side of the table, yours. A single interlocutor, from the first coffee to the signature, who knows your moment, filters the noise and gathers on your side what a decision of this size demands: the rigor of the contract, the tax reading, the knowledge of the product.

And there is what only someone with an advisor reaches: what is not for sale. The apartment in Itaim Bibi whose owner refuses to expose it on any portal, the unit in Vila Nova Conceição that an investor chose before launch and decides, in silence, to sell. Whoever has someone representing them reaches those addresses before the market reacts. For those reading from outside Brazil, a note: Itaim and Vila Nova Conceição are to the São Paulo market what a few neighborhoods in the world are to their cities, the addresses where the square meter and discretion go together.

Why members only

An advisor costs attention, time and loyalty, and those three things do not split among a thousand people. That is why it exists only for members of the Club. It is not a better service, it is being, for the first time, on the right side of the table.

The doors that matter do not open with common keys. They open with trust. And trust, in this market, begins with an honest question: whose side is the person serving you on.
