Who they are
Casuarina is the company that brings together and manages the portfolio of residential and commercial developments of Grupo Oscar Americano, incorporated in São Paulo in 2017. The group traces back to the engineer and patron Oscar Americano de Caldas Filho (1908–1974), founder of Escritório Técnico Oscar Americano, which would go on to become CBPO — one of the great Brazilian construction firms of the twentieth century — and creator of the foundation that bears his name and that of his wife, Maria Luisa, in Morumbi.
The hallmark of the firm is urban scale. In Alto de Pinheiros, beside Parque Villa-Lobos, the group developed a whole complex that still defines the neighbourhood: Shopping Villa-Lobos, Torre Villa-Lobos and the residential condominium Praça Villa Lobos — three pieces of a single design, with an internal passage linking residents’ private square to the shopping centre without going onto the street. The portfolio also extends to the São Paulo countryside, with Quinta da Baroneza and Baroneza Offices, and to Santa Catarina, with Cidade Pedra Branca.
Product vision
- Positioning: large-scale high-end developments, residential and commercial, with a strong component of urbanising the surrounding area.
- Differentiators: projects the firm describes as visionary, which “broke paradigms and urbanised their surroundings”; mixed-use complexes conceived as a single piece rather than plots sold separately; and permanence — Casuarina remains owner and manager of much of what the group built.
Launches
- Praça Villa Lobos (2008, Alto de Pinheiros), nine towers with one apartment per floor designed by Júlio Neves, around a private square with its own entrance to the shopping centre.
- Quinta da Baroneza (1999, Bragança Paulista), 971 plots across ten million m², launched in partnership between OA Empreendimentos and Espírito Santo Property Brasil.
- Outside the archive’s scope: Shopping Villa-Lobos, Torre Villa-Lobos, Alameda dos Pinheiros, Berrini 1511, Place des Vosges, Parque das Árvores, Parque Empresarial Campinas, Baroneza Offices and Cidade Pedra Branca.
