Who they are
Conx Construtora e Incorporadora was founded in 1990 and is based in Vila Olímpia, São Paulo. It operates as an integrated builder and developer and is one of the highest-volume firms in the city: more than 160 developments launched, 26,000 units delivered and 2 million square metres built. It was the first builder to run the Minha Casa Minha Vida programme in São Paulo, and in 2020, on turning thirty, it ranked as the 12th-largest builder in the state in EMBRAESP’s ranking.
The bulk of the portfolio is compact apartments around metro and train lines, organised into brand lines (Welconx, Neoconx, Conx Select). Within it, the high end is a deliberate exception — and it is where the company shows up in our archive.
Product vision
- Positioning: volume and repeat delivery of compact 1- to 3-bedroom apartments, almost always a few minutes from a station; the Select line for the higher-tier product.
- Differentiators: builder-plus-developer integration under one roof; PBQP-H Level A certification and Caixa’s maximum Technical Performance Level (NDT); Selo Casa Azul Projetar (2023); a carbon footprint measured by USP’s Centro de Estudos de Carbono, below the sector average (2022).
- Recognition: Top Imobiliário 2014, seven Prêmio Master Imobiliário awards and the Prêmio Consciência Ambiental/Immensità in 2024.
- House signature: Conx names much of its portfolio after the street — Alvino Lima, Matheus Leme, Croata, Alfredo, Eurico Rangel, Filadelfo. Anyone who comes across a “Condomínio Filadelfo” and suspects it is a placeholder name is mistaken: the street name is the trade name.
Works
- Filadelfo Vila Nova Conceição (Vila Nova Conceição) — a single tower of 20 storeys and 67 units of 146 to 265 m², with architecture by MCAA Arquitetos Associados, landscape design by Yapó and Orsini, and decoration by Carlos Rossi. It is the largest floor plan in the company’s active portfolio.
