SDI Desenvolvimento Imobiliário

Heir to Serplan and a specialist in corporate towers: when SDI builds residential, it does so with the same engineering as those who put up offices on Faria Lima.

Who they are

SDI Desenvolvimento Imobiliário was founded in 2005, in São Paulo, bringing together the leadership team of Serplan — a traditional developer created in 1974 and responsible for the real estate development of several areas of São Paulo and other Brazilian cities. The company has built more than 2.5 million square metres of high-end developments and is headquartered in Jardim Europa.

The bulk of the portfolio is corporate and mixed-use — River One, River South, JK Square, Pinheiros One, FL 4.300 Corporate, Bacaetava Plaza, Atlas Office Park, Glória 122 in Rio — with occasional, carefully handled residential forays, such as FL. 4.300 Residences, Platz 450 and Harmonia da Vila.

Product vision

  • Positioning: high-end real estate developments of significant scale, mostly commercial, corporate, logistics and hospitality, with selective residential.
  • Differentiators: two declared pillars — excellence at every stage of development and the experience of a team that has been in the market since 1974; operating in partnership with investment funds, which shields the financial viability of projects; a corporate governance policy with auditing at both the company and each development level; and assembling a different specialist team for each project.

Launches

  • Harmonia da Vila (2024, Vila Madalena), a single corner tower designed by Jonas Birger, interiors by Carlos Rossi and landscaping by Martha Gavião, built by Exemplar.
  • Outside the archive’s scope: Platz 450, River South, River One, Bacaetava Plaza, Atlas Office Park, Roque Petroni 850, FL. 4.300 Residences, FL 4.300 Corporate, Pinheiros One, JK Square and Glória 122 (Rio de Janeiro).
