Six decades of Itaim Bibi and Pinheiros written in women's first names — and an entire street, Jesuíno Arruda, where the company delivered nine buildings.
Who they are
Seisa began in 1964, when a partnership between Seisa S.A. and MC developed its first apartment building in Itaim Bibi: the Simone, on the corner of Rua Pedroso Alvarenga and Rua Renato Paes de Barros. The first building’s name already announced the firm’s method — from then on, almost every Seisa development began receiving a woman’s first name. The builder’s delivery list gathers close to sixty buildings named this way, from Alessandra to Viviane, and it is one of the most recognisable signatures in the São Paulo market: not a façade style, but a naming habit kept up for sixty years.
Today the company is called Seisa Mester Empreendimentos Imobiliários, is headquartered in Pinheiros and totals 7,657 units delivered. It continues building, developing and leasing, with a trait the firm makes a point of declaring: direct supervision by the partners at every stage of construction.
Product vision
- Positioning: wide-footage residential concentrated within a very narrow radius — Itaim Bibi, Pinheiros, Vila Nova Conceição and surroundings. Seisa did not spread across the city: it densified a few dozen streets over decades, returning to the same blocks vintage after vintage. The commercial argument the firm uses is the consequence of this — liquidity and resale value for a property “of solid origin” in a neighbourhood it helped shape itself.
- Differentiators: the collection. Besides the women’s names, Seisa’s signature is address repetition: Rua Jesuíno Arruda holds nine of its buildings, and Rua Pedroso Alvarenga, six. A street built almost single-handedly by one firm is not a market effect — it is a long-term project, and it is the reason why three of these buildings came to have their own postal code, a distinction reserved for an established building.
