The developer that makes São Paulo's hardest product: gated communities of three to seven houses, in garden neighbourhoods where the law forbids building up.
Who it is
Three Incorporadora — legal name Three Desenvolvimento Imobiliário Ltda., incorporated in 2013 — operates out of Itaim Bibi and has specialised in a narrow and hotly contested niche: ultra-high-end house condominiums in exclusively residential zoning. It is a model almost no one else pursues, because it depends on buying two or three adjoining title deeds, merging them, and delivering back very few, very large units — without the leverage of height that offsets land cost along the transit corridors.
The result is a small, concentrated and recognisable portfolio: always few units, always four floors per house (basement, ground floor and two storeys), always with a garden at ground level and a private rooftop terrace at the top, and always with the same infrastructure package — an armoured gatehouse with an airlock, a generator covering 100% of the condominium, central vacuum and combined solar-plus-gas heating.
Product vision
- Positioning: gated-community houses in the garden neighbourhoods of the west side — Jardim Europa, Jardim Guedala, Cidade Jardim — with three to seven units per address.
- Differentiators: lot consolidation as a method (the only route to a new product in ZER-1 zoning); a four-storey vertical typology that stacks a large-house programme within a low height limit; unit customisation within pre-set timelines; and a security and infrastructure standard repeated from project to project.
- Reach: the São Paulo capital, restricted to the prime quadrant of the west side.
