History
Itaverá is the largest of the house condominiums that Three Incorporadora keeps in its portfolio, and it repeats the house thesis: buy a large plot in a strictly residential zone, merge titles and hand back few, very spacious units, rather than many small ones. The declared plot is 3,165.32 m² — a figure that, in the tax register of Rua Itavera, corresponds to the merger of adjoining lots, among them that of number 188 itself, of 2,363 m², where the house to be replaced still stands today.
The developer spells the name with an accent — Itaverá —, although the street is registered with the Post Office and the City Council as Rua Itavera. It is the same street.

Each residence is spread across four levels — basement, ground floor, first and second floor — an arrangement that allows a thousand-square-metre programme to be stacked on a garden-suburb plot without breaching the zone’s low height limit. Felipe Diniz‘s design works in the register of shelter and privacy rather than of gesture: a living room with broad minimalist window frames opening onto the garden, private and exclusive gardens and rooftops per unit, and the intimate area set back from neighbours. The interior design and landscaping credits are not published and, for that reason, are not attributed here.

Rua Itavera is a street within Jardim Guedala: it climbs and descends the hilly topography that defines the neighbourhood, with plots from seven hundred to nearly three thousand square metres, pierced walls and mature trees. The Fragata collection already gathers here The Falls Haus, Vila Emílio Pedutti and Vista Cyrela by Armani Casa — and the reason there are so few is the zoning: ZER-1, exclusively residential, which admits neither shops nor towers and keeps the neighbourhood at the density of sixty years ago.
That makes Jardim Guedala the opposite of a launch neighbourhood — and that is exactly why it matters. Every development here depends on someone buying two or three houses and merging them, which happens once every many years. The neighbourhood delivers privacy, greenery and real proximity to Cidade Jardim, Shopping Cidade Jardim and Parque Alfredo Volpi, besides Hospital Israelita Albert Einstein and the schools of the Morumbi axis. In exchange, it charges the price of quiet: no metro, no corner shops, and Marginal Pinheiros as the obligatory way out at the worst times.
