History

The building occupies a 1,115 m² plot on the stretch of Rua Maranhão that climbs toward Avenida Higienópolis, between Rua Aracaju and Rua Bahia. It is a block of practically identical plots: the neighbouring plot, of 1,112 m², houses the Edifício Mara — the difference between the two is three square metres, a sign of a subdivision planned all at once and occupied building by building over the following decades. The person’s name on the façade follows the neighbourhood’s custom, where a whole generation of buildings was named after a family member who built them. The construction is by Construtora Adolpho Lindenbergi, which lists the building among its completed works at this same address. The design credit and the delivery year are not documented in a source that withstands verification, and are therefore not attributed here.

• Concept: house-sized floor area right in the heart of Higienópolis — four bedrooms, up to six bathrooms and floor plans over 600 m² in the largest unit.
• Curiosities: the plot is classified as a Structuring Axis of Urban Transformation Zone (ZEU) under the 2016 zoning law. In practice, the city now authorises on this plot a building much denser and much taller than the one standing — which makes the units’ current floor area an inherited privilege, not a rule that can be repeated next door.

Architecture and aesthetics

A single building on the plot, set back from the frontage, with the programme of a generation in which the large Higienópolis apartment still reproduced the house: a social wing and a private wing, full staff quarters and a number of bathrooms that would seem excessive today — six, in the four-bedroom floor plan in circulation. The interiors have been redone over time, and the units that appear on the market are renovated, with an open view over the lower stretch of the neighbourhood. The architectural credit is not publicly documented and is therefore not attributed here.

Higienópolis: the address

Higienópolisi is the neighbourhood where São Paulo invented the large apartment and never gave it up. Rua Maranhão is one of its residential spines: it climbs from Angélicai toward Avenida Higienópolis, with street-level shops, dense tree cover and an almost unbroken sequence of buildings with one or two apartments per floor. A few minutes’ walk away are Parque Buenos Airesi, Shopping Pátio Higienópolisi and Praça Vilaboim; a short drive brings Avenida Paulistai, Hospital Samaritanoi and the network of schools that has anchored the neighbourhood for generations — from Colégio Nossa Senhora de Sion to Escola Carlitosi and Red House International Schooli. It is an address that doesn’t depend on a new launch: the infrastructure has been consolidated for decades, and what sustains the price here is floor area, not novelty.
