History

Lignea is a development by Alfa Realty, built by ROCONTEC, with an architectural project by Patricia Anastassiadis and landscaping by Rodrigo Oliveira. The development’s argument is topographical before it is architectural: Rua Bahia runs along one of the highest elevations in São Paulo, and the plot sits at the final stretch of the street, the most secluded part, where through-traffic has already disappeared. It was this combination — high elevation and a street with no use for those merely passing through — that defined the concept of one apartment per floor, facing the view. The development will go to market once the incorporation memorandum has been registered; this entry records the project, not a condominium life that has not yet begun.

  • Concept: a sculptural project with one residence per floor, designed to widen horizons at one of the highest points in the city.
  • Curiosities: each of the 24 units has its own multi-purpose private area, added to the apartment’s floor area — 17 m² or more in the standard unit and 31 m² in the garden and penthouse units. This is what makes the same apartment advertised as 285 m² of floorplan and 303 m² of total area.

Architecture and aesthetics

Patricia Anastassiadis signs the architecture here, not only the interiors as is more common in her portfolio — the result is a volume treated as sculpture, whose reason for being is its openness to the landscape. With a single apartment per floor, the plan does not need to negotiate the facade with a neighbour on the same level: all four orientations belong to the same home, and the view stops being one privileged room and becomes the condition of every one of them. The landscaping is by Rodrigo Oliveira, who distributes tree-lined plazas and a lounge terrace across the base of the building.

Higienópolis: the address

Higienópolis is a neighbourhood that reads like an archive: entire blocks of fine twentieth-century Brazilian architecture, tree-lined low-speed streets and a neighbourhood commerce that has survived the city growing up around it. Rua Bahia is one of its spines, and the elevated stretch — the one at number 1033 — is the most residential of all, far from the bustle of Shopping Pátio Higienópolis and Avenida Angélica, yet only a few minutes from both. Nearby stand FAAP and Parque Buenos Aires, and Praça Vilaboim gathers the cafés and restaurants that give the neighbourhood the rhythm of a European quarter it lays claim to. The connection to the rest of the city runs through Avenida Doutor Arnaldo and Avenida Pacaembu on one side, and Avenida Paulista on the other — Paulista is close enough to be useful and far enough not to intrude.
