History

By Construtora São José, with architecture by Pablo Slemenson, Monreale was built in the early 2000s on Rua Fernandes de Abreu, in Chácara Itaim, a few steps from Parque do Povo and with a view of Ibirapuera from the upper floors. The builder and the architect — the name that signs the most buildings in the collection — made here the choice of someone not chasing novelty: fifteen families, one per floor, and a deliberately classical language in a neighbourhood that was already starting to go vertical in glass.

  • Concept: the neoclassical building with spacious floor plans, with a view of Ibirapuera from the upper floors.

Architecture and aesthetics

The design is declaredly neoclassical — in a 2004 building, a choice, not a habit. The tower is a single one, with fifteen apartments, one per floor, on a plot of 1,536 m² with a forty-metre frontage; it is this wide frontage that supports floor plans of 435 to 827 m² without the long corridor that usually comes from narrow lots. The interior follows the same grammar of weight and permanence: a terrace integrated with the living room, marble floors and a climate-controlled wine cellar, with up to seven bathrooms in the largest units. The builder also records a duplex of 850 m² with eight parking spaces. Beyond its classical affiliation, the composition of the façade is not described in public material and is not detailed here; there is also no documented credit for interiors or landscaping.

Itaim Bibi: the address

Two names for the same address

The postal service registers this stretch as Chácara Itaim — a registry name that almost no one uses. The market, the residents and anyone searching here say Itaim Bibi. The factsheet adopts the name in common use: it is by that name that people search, advertise and buy.

Rua Fernandes de Abreu is in Chácara Itaim, a small and little-mentioned pocket of Itaim, squeezed between JK and Parque do Povo — the residential pocket that was left over when the corporate axis advanced through the neighbourhood. From number 260, the park is less than three hundred metres away and Shopping JK Iguatemi a little over two hundred and fifty; the street itself, however, does not lead anywhere, and that is what preserves it. On the upper floors the compensation is of another order: the horizon passes over all of that and reaches Ibirapuera.
