Teçá Alma Brasileira

History

Teçá comes from Tupi-Guarani: “watchful eyes”, and by extension one who notices detail. It is the second development in the Alma Brasileira line, created by Setini to translate Brazilian aesthetics into a high-end product, and the project makes the name earn its keep — it went looking in Brazilian modernism for the reference to build what the developer calls suspended residences.

The architecture is by Aflalo Gasperinii, the interiors are by Nildo Joséi and the landscaping is by Orsini Paisagismoi. What sets the product apart from its neighbours in the same bracket is not size, but curation: the building is born with works by Artur Lescher, Sergio Rodrigues, Jader Almeidai and Waldir Junior in the common areas, and with landscaping made entirely of native species, inspired by Inhotim. Setin states a forecast delivery of March 2029; the year is not fixed here while construction is not complete.

• Concept: Brazilian art as the building’s programme, not as lobby decoration.
• Trivia: the development is born with AQUA-HQE international certification, for high environmental quality, obtained still at the pre-project stage. And there is a trace of the site itself in the sales material: the official renderings are all named “Joaquim Floriano” — it is by that street that the plot appears in the municipal tax register, at 1,765 m².

Architecture and aesthetics

Aflalo Gasperinii works the unit type on a single 212 m² floor plan, offered in three arrangements — three suites, two suites with an enlarged principal suite and closed kitchen, or four bedrooms with two suites — and crowned by a duplex penthouse. The interior is by Nildo Joséi, and the landscaping by Orsini Paisagismoi uses 100% native species, in a gesture that speaks directly to the modernist art curation of the common areas. Acoustic comfort is treated as a design item, with superior-performance window frames and a subfloor with acoustic underlay throughout the unit.

Itaim Bibi: the address

Rua Bandeira Paulistai is one of the three streets that the neighbourhood entryi identifies as the gastronomic spine of Itaimi, alongside Joaquim Florianoi and Jerônimo da Veiga — and number 640 sits right at the fold between that stretch of restaurants and the residential heart that runs down towards Parque do Povoi. It’s a position of clear trade-off: those who live here walk to dinner and reach Shopping JK Iguatemii, Faria Limai and Ibirapuerai within minutes, but live on a street with night-time bustle. In Itaim, that is the currency paid for convenience.
