Not a São Paulo neighbourhood: it is the Santa Catarina town south of Balneário Camboriú that inherited its neighbour's vertical race — and where Sweden, the municipality's tallest building, rises.
The neighbourhood’s story
Itapema lies on the central coast of Santa Catarina, between Balneário Camboriú and Florianópolis, with the long stretch of sand at Meia Praia as its postcard image. An established holiday town, over the last decade it has entered the same wave of ultra-high-end verticalisation that gave Balneário Camboriú Brazil’s tallest skyline — only here on a seafront still taking shape, with larger plots and more open views.
The tallest chapter of this movement is Sweden, on Avenida Nereu Ramos: a 220-metre, 60-storey tower developed by Dallo Empreendimentos, which the Council on Tall Buildings and Urban Habitat (CTBUH) registers as Itapema’s tallest building. It is proof that the Balneário Camboriú phenomenon has now fully spilled over into the neighbouring municipality.
Before it, the city had already crossed the 150-metre mark with towers such as Noah, La Rocca and L’Atelier — a sign that signature-brand vertical architecture has become common currency here too.
The surrounding area
- Beach: Meia Praia, one of the longest and flattest stretches of sand on the Santa Catarina coast, is the city’s centre of gravity.
- Connections: the BR-101 cuts through the municipality, linking it to Balneário Camboriú and Itajaí to the north and to Florianópolis to the south; Navegantes Airport is the nearest.
- Neighbourhood: a few kilometres from Balneário Camboriú, with which it shares its growth trajectory, and from Porto Belo and Bombinhas, on the beach axis in the centre of the state.
