History

Sweden is Itapemai‘s tallest bet, a city in Santa Catarina a few kilometres south of Balneário Camboriúi. Developed by Dallo Empreendimentosi, with construction starting in 2024, the building was registered by the Council on Tall Buildings and Urban Habitat (CTBUH) at 220 metres in height and 60 storeys — number one on the municipality’s list of tall buildings.

Its arrival marks the moment when the race of signature skyscrapers, which gave Balneário Camboriú the tallest skyline in Brazil, crosses the border into Itapema, where the waterfront is still taking shape and the plots are larger.

Architecture and aesthetics

Conceived as a vertical landmark on the waterfront, Sweden follows the grammar of the slender towers of the Santa Catarina coast: a glass façade and a silhouette that tapers with height. The verticality follows the same regulatory logic that shaped the Balneário Camboriú waterfront and extended to Itapema — the front setback that grows with height, the shading cone calculated by angle and the cap on units per plot ratio, which push the product towards a few spacious apartments per floor.

Itapema: the address

Itapemai sits on the central coast of Santa Catarina, between Balneário Camboriúi and Florianópolis, with the long stretch of Meia Praia as its postcard image. An established holiday town, it entered the same wave of ultra-high-end verticalisation as its neighbour over the last decade — only on a waterfront still taking shape, with larger plots and a more open view. It is where the signature skyscraper stopped being an exclusive of Balneário Camboriú, and Sweden is the highest point of that turn. The BR-101 links the city to Balneário and Itajaí to the north and to Florianópolis to the south; the nearest airport is Navegantes.
