History

Thirty years after opening Terras de São José I, Senpar returned to Itu to build the second generation of its own idea. Terras de São José II is part of the wave of developments the group launched between 2006 and 2016 — alongside Parque Ytu Xapada, Campos de Santo Antônio II, Villas do Golfe and Fazenda SerrAzul — and is the largest of them: five million square metres at exit 16A of the Rodovia Waldomiro Corrêa de Camargo, the old Sugar Road, at the point where the Rodovia Castello Branco and Bandeirantes axes come close together.

The difference in position compared with its older sibling is the project’s own argument and is stated in the developer’s own material: while Terras I was born as a weekend retreat in the middle of the woods, Terras II was built right next to the city — six minutes from the centre of Itu, eight from school, ten from the shopping centre. It is a country development designed for people who live there, not just visit.

Architecture and aesthetics

Like every development in the group, Terras II has no single architectural project: the plots are sold for custom construction and the design is left to each owner’s architect. The unity comes from the infrastructure, and here it is declaredly technical — underground power lines, fibre optics and a water-reuse system across all five million square metres. It is the difference between a 2006 development and one from the 1970s: there is no pole, no exposed wiring and no street utility box in the landscape, and it is precisely that absence that gives the ensemble a visual cleanliness that no old condominium can recover without heavy works. The plots average 2,300 m², and the layout is organised around the lakes and the sports facilities.

Itu: the address

Itu is the historic city just over a hundred kilometres west of the capital, served by the Rodovia Castello Branco and cut locally by the Rodovia Waldomiro Corrêa de Camargo — the Sugar Road, whose name carries the crop that made the region in the nineteenth century. It was in Itu that the 1873 republican convention was held, and it is from Itu that the country’s fame for giant replicas, which the city turned into an identity, comes. For those buying here, though, what matters is something else: the municipality is the birthplace of the gated country development in Brazil and gathers, within a radius of a few kilometres, the highest density of this product in the country. The climate is among the mildest in the state, Sorocaba is twenty minutes away, Viracopos twenty-five, Campinas forty — and the capital, less than an hour away when the road cooperates. It is this crossing of motorways and airports, more than the landscape, that explains why São Paulo’s highest-end country living was born right here.
