History

Curacao occupies 922 m² of land on the flat part of Jardim Paulistai, on a block that runs from Alameda Joaquim Eugênio de Lima to Avenida Brigadeiro Luís Antônioi and is closed off by Rua Guarará, Rua Caconde and Travessa Gabriel Balart. The municipal register lists the plot as a condominium, measures the tower at 57.5 metres in height and records a floor projection of 324 m² — a floor plate that does not accommodate two flats, and which ties the building to one per storey. The authorship of the project is not documented in a primary source, and market registers disagree on the year of delivery; for that reason, neither is stated here.

• Concept: one flat per storey in large-living-room sizes, with the building set back from the street and a garden between the pavement and the lobby — privacy resolved by the layout, not by height.
• Trivia: the floor plans in circulation keep the entire programme of the generation that designed them: a three-area living room with large windows, an intimate sitting room, a dining room, a guest toilet, a pantry, two staff bedrooms, private storage and wide-plank wood flooring. It is a repertoire that is practically no longer built in São Paulo.

Architecture and aesthetics

A single tower, one flat per storey. The gesture that defines the building is not in the façade: it is in the setback. With a 324 m² floor projection on a 922 m² plot, Curacao uses just over a third of the land and gives the rest back as setback and garden — the tower does not wall off the pavement, and whoever arrives crosses greenery before reaching the lobby. Inside, the floor plan is square and the large windows run the length of the living room. The architectural authorship is not publicly documented and, for that reason, is not attributed here.

Jardim Paulista: the address

Alameda Joaquim Eugênio de Lima is one of the streets that stitches Jardim Paulistai from end to end, running down from Avenida Paulistai towards the residential core of the Jardinsi. On the stretch where Curacao stands it has already lost its through traffic: the block is residential, with Avenida Brigadeiro Luís Antônioi running behind it and Rua Caconde and Rua Guarará alongside, in a fabric of street-level shops, mature tree cover and established schools. It is an address that does not depend on novelty — the road network and the shops have been ready for decades — and a few minutes away by car are Rua Oscar Freirei, Avenida Paulistai and Parque Ibirapuerai.
