Enora Residence

In the Jardins, at the corner of Rua Padre João Manuel, 359, and Alameda Itu, 920, a 3,275 m² plot — a size practically no longer found in the neighbourhood. Two towers, 52 residences, and the same hand that designs the furniture designing the home.

History

The Enora is born from a partnership between Lucio Engenharia and Barbara Engenharia, two top-tier houses with over a century of combined operation that here split development and construction. The project’s asset is the plot: 3,275 m² on a corner of the most residential stretch of the Jardins, a scale that allowed for two towers with a garden between them instead of squeezing a single block against the boundary. The design is by Jader Almeida, a designer and architect who here signs both project and product — an uncommon case, in which furniture authorship and floor-plan authorship are one and the same —, with architecture by LE Arquitetos and landscaping by Monica Costa, done with native species. Construction is well under way; the developer does not publish a delivery date, and the year is not fixed here until the building is complete.

  • Concept: the “comfortable and discreet luxury,” stated by the developer as a material choice guided by three pillars — austerity, elegance and longevity. Refinement that never overrides comfort.
  • Curiosities: the development’s tax lot is registered with the City by its frontage on Alameda Itu, not on Rua Padre João Manuel — and the recorded area, 3,275 m², matches exactly the figure declared by the developer. It’s the same corner seen from two streets, and the reason the address appears two ways on the market.

Architecture and aesthetics

The corner placement is the design approach: instead of a building with a main façade and a back, two towers — identified as E and W in the materials — that take advantage of both frontages and free up the core for the garden. Access is through a covered porte-cochère, and the glazing runs floor to ceiling in the living room and the master suite, so the view enters whole rather than being framed by a parapet. The clear ceiling height is 2.75 m, above the norm for São Paulo’s top tier and most noticeable in the larger floor plans. The zoning separates the ample, integrated social area from the private rooms, pushed away from circulation — privacy resolved by the floor plan, as the neighbourhood’s tradition dictates. Interiors and product by Jader Almeida; landscaping by Monica Costa, with native plants.

Jardim Paulista: the address

Two names for the same address

The plot sits on the border between Jardim Paulista and Cerqueira César, and both names are legitimate. The postal code registers Cerqueira César; the top-tier market treats the address as Jardim Paulista. This entry adopts the name in common use and keeps the other for those searching by it.

This is the part of the Jardins that the market calls the “quiet part,” and the expression is literal: Rua Padre João Manuel and Alameda Itu run parallel to the buzz without taking part in it, with remaining houses, low-unit-count buildings and dense tree cover that changes the pavement’s temperature. Under ten minutes’ walk away are Hotel Fasano, Rua Oscar Freire and Rua Haddock Lobo — in other words, the dining and retail density that gives the neighbourhood its name is within reach without living inside it. It’s also a stretch where Jardim Paulista borders Jardim América, and where scarcity has a name of its own: plots of over three thousand square metres on a corner like this one can be counted on one hand, and each only appears when several houses change hands at the same time.
