History

Washington is one of the residential buildings that brought verticalisation to Rua José Maria Lisboa when Jardim Paulistai was already the destination for those leaving the neighbourhood’s houses without wanting to leave the neighbourhood. A single tower, solid 1970s architecture, floor plans of 220 to 236 m² with three to four bedrooms: the standard that defined high-end living in the city before square metreage became synonymous with number of suites. The project’s authorship and the developer are not publicly documented and, for that reason, are not attributed here.

• Concept: a wide floor plan, separate circulation and full staff quarters — the flat conceived for the family that brought the structure of the house into the building.
• Trivia: the penthouse has 430 m², almost double the standard floor plan, and gained a terrace with a jacuzzi, gourmet area and unobstructed view over the heart of the neighbourhood in its renovation — a rarity on a block where almost every neighbouring building went up later.

Architecture and aesthetics

A single tower, direct volumetry and the constructive robustness characteristic of 1970s São Paulo: comfortable ceiling heights, large openings and a floor plan that clearly separates the social, private and service areas. The units have up to six bathrooms, and the service area retains the original staff-quarters structure. Whoever renovates here works with the floor plan, not against it — the recent renovations documented in the building opened the kitchen to the dining room and integrated the living room with the balcony without touching a single structural wall.

Jardim Paulista: the address

Rua José Maria Lisboa cuts through Jardim Paulistai in the most residential stretch of the Jardinsi, between Alameda Francai and the Avenida Paulistai axis. It is a low-rise, tree-lined street, with one-flat-per-floor buildings coexisting with remaining townhouses, and with the neighbourhood’s shops, schools and restaurants all within walking distance. Avenida Paulistai, Parque Tenente Siqueira Camposi and the MASP lie on one side; Avenida Nove de Julhoi and quick access to the south zone, on the other. It is an address that depends on no new development to keep being worth what it is worth: the fabric has been ready for half a century.
