The sector of Morumbi where the hill closes in: dead-end streets, two-thousand-square-metre plots and almost no high-rise development.
The neighbourhood’s story
Retiro Morumbi is the stretch of Morumbi where the neighbourhood stops being an avenue and becomes a dead-end street. Several of them have their own access control, the plots follow the two-thousand-square-metre scale of the original subdivision, and the market offering is almost entirely houses — an apartment here is the exception. The zoning is ZER-1, exclusively low-density residential, which explains the entire landscape and keeps it that way.
The neighbourhood’s practical life is organised around Hospital Israelita Albert Einstein and Morumbi’s international schools, and handles shopping and services at Shopping Cidade Jardim and Shopping Jardim Sul, both a few minutes by car. There is no metro on the hill: Estação Morumbi is down on the Pinheiros floodplain, far away, and the neighbourhood has always run on cars. In exchange, it offers what São Paulo has stopped producing — a large plot, woodland around it and an empty street at night.
