History

The building belongs to the wave that gave Avenida Angélica its high-rises when the avenue was still the residential address of São Paulo’s elite, before the axis of prestige migrated to Paulista and later to the Jardins. That explains the floor plans: 300 m² on the standard floor and a duplex of over 500 m² in a single-tower building, with high ceilings, winter gardens and full staff quarters — the domestic programme of an era when the large apartment replaced the townhouse without giving up anything of it. The units in circulation preserve original parquet and granite flooring, and that is the most telling fact about the building: nearly a century on, no one has had to redo the floor. The exact delivery year is not confirmed by an independent source and is therefore not stated here; the records in circulation point to the 1940s. The project’s authorship is also not publicly documented.

Architecture and aesthetics

A single tower, a compact mid-block volume, set back from the avenue. The aesthetic is of its period: sober massing, vertical window frames and a continuous balcony integrated into the main living room — not the ornamental balcony of recent high-rises, but a strip of usable width, which in the duplex works as an extension of the living room and lights up two winter gardens. Ceiling height is the element that most distinguishes the building from the area’s contemporary stock: in the top-floor units it is markedly high, which changes the proportions of rooms that today would only be considered large because of their floor area.
