History
Villa Brotero was completed in 2014 and is the work of Alimonti, a São Paulo builder with more than forty years in business, which executed it as a contracted builder and keeps it in its own portfolio: 10,270 sqm of built area, a single tower, nineteen floors, one apartment per floor and three basement levels. It is a building from the vintage that returned the full floor plate to a single family in a part of the city that large-format development had abandoned for decades — the upper stretch of Rua Conselheiro Brotero, where high-end living coexisted with buildings from the 1950s and 1960s and with the service businesses that grew up around Hospital Samaritano. The development and the architectural authorship are not publicly documented and, for that reason, are not attributed here.
- Concept: one apartment per floor on a plot of one thousand, one hundred and fifty square metres — the footprint of a house restored to a block the city had already densified.
- Curiosities: the municipal aerial-photogrammetric survey still registers on the lot a building just under twelve metres tall; the sixty-metre tower standing there today postdates that record, and the difference between the two heights is the exact measure of what Villa Brotero did with the plot. That is 10,270 sqm built over a 1,154 sqm lot — almost nine times the area of the land, part of it in three excavated basement levels.
Architecture and aesthetics
A single tower, nineteen floors, one apartment per floor, three basement levels. With only one unit per floor plate, the lift opens into each family’s own private hall and the floor plan occupies the whole storey, with no shared wall or ventilation shaft between neighbours. The leisure programme was not spread across the ground floor in the old style: it fits into the base of the building because the garage went down three underground levels — a design decision that freed up the ground and is what allows a pool, a sports court and a gym on a narrow mid-block plot. The registered height is sixty metres. The architectural signature is not publicly documented and, for that reason, is not attributed here.

Santa Cecília: the address
Santa Cecília is the neighbourhood that holds the western edge of old downtown São Paulo, and which the market, along Conselheiro Brotero, calls Higienópolis without asking permission — the two readings coexist on the same block, and the postal code decides. The street runs between Rua Baronesa de Itu and Rua Doutor José Manoel, through a fabric of buildings each named in its own right: Ronderuz, Moisés Kurkman, Garuva, Víctor. A couple hundred metres away is Hospital Samaritano, which organises the service life of the whole block; Estação Marechal Deodoro and Shopping Pátio Higienópolis are less than seven hundred metres away on foot, and FAAP, PUC’s Monte Alegre campus and the Museu do Futebol, in Pacaembu, round out the cultural surroundings within walking distance. It is an address that resolves hospital, subway and school without a car — something São Paulo’s very high end rarely delivers.
