History

Latitude was delivered in 2008, on a street that Vila Madalenai and Sumarezinho share without either having decided which of the two it belongs to. The block is made up of established residential buildings — Dona Norma at 494, George Gershwin at 491, Caravelle at 531, Dona Carmen at 596 — a fabric of mid-rise buildings raised over several decades. The development and construction are not documented in any first-hand source and are therefore not credited here.

• Concept: the square metreage of a prime neighbourhood in a neighbourhood that barely offers it — layouts from 190 m² with three parking spaces, in an area where the standard is 60 to 120 m².

Architecture and aesthetics

Vila Madalena: the address

Two names for the same address

The plot sits on the border between Vila Madalena and Sumarezinho, and both names are legitimate. The postcode registers Sumarezinho; the high-end market treats the address as Vila Madalena. This entry adopts the name in common use and keeps the other for anyone searching by it.

Vila Madalenai is the neighbourhood São Paulo invented twice: first as a village of low-rise houses for workers and students, then as the address where the city learned to walk. Rua Senador César Lacerda Vergueiro runs along the quiet border between the Vila and Sumarezinho, far from the bar-lined heart of Rua Aspicuelta and yet within reach of it — a tree-lined street with local traffic that borders Estação Vila Madalenai and, through it, the whole city. It is a neighbourhood that rarely offers large square metreage: the fabric is one of small plots, inherited from a subdivision that never anticipated towers. Anyone wanting 190 m² and three parking spaces here is competing for a stock the city does not replenish.
