Le Paysage

History

Le Paysage is a development by Yunyi, built by R. Yazbeki and delivered in 2012, on a plot of 2,504.93 sq m on Rua Pirapora. The name — the landscape, in French — is the building’s thesis, and the developer never pretended it was anything else: it sold the building as “your private view of Parque do Ibirapuera.” In an area of low blocks and few tall buildings, the bet was structural. There, the view doesn’t depend on which floor you’re on; it depends on the neighbour not building upward — and the surroundings, consolidated and without any sizeable vacant plot, are what secure that bet.

• Concept: one apartment per floor, four en suites in every layout, and the whole layout organised around the opening onto Parque Ibirapuerai.
• Curiosities: the pool has a 25-metre lap lane — a training measurement, not a diving one — in a building of only 24 families. The standard layouts alternate between odd and even floors, with layout options offered while still under construction; at the top, a single duplex penthouse closes off the tower.

Architecture and aesthetics

Architectural design by Pablo Slemensoni in partnership with M Arquitetura, landscaping by EKF Arquitetura de Exterioresi and interior decoration by ATTI Arquitetura de Interioresi. A single, slender tower on a plot of two thousand five hundred square metres, with only one apartment per floor — which frees up all four sides of the floor plate, does away with any shared wall, and allows the entire social area to be organised around the balcony facing the park. The apartments have high ceilings and the private area resolved into four en suites, with the main one gaining its own private balcony; the penthouse, a duplex, is the only unit that spans two floors.

Vila Mariana: the address

Rua Pirapora sits at the northern edge of Vila Marianai, in a stretch the post office registers under that name but that the city calls Paraíso — and the market, Ibirapuera. All three readings say the same thing: it’s the fold where Avenida Paulistai ends and Parque Ibirapuerai begins. These are short, tree-lined blocks with a low skyline, with the neighbourhood shops of Rua Manuel da Nóbregai and Rua Curitibai within walking distance, the Paraíso metro station — where Line 1-Blue and Line 2-Green cross — a short walk away, and Avenida 23 de Maioi and Avenida Brigadeiro Luís Antônioi handling car traffic without passing the front door. It is one of the few central areas of São Paulo where one can live with a park in the window and the metro on the corner.
