Developing distinctive product in São Paulo since 1986, Elwing has specialised in what the city has almost none of left: the house — signed by a name-brand studio, inside a condominium with very few units.
Who it is
Elwing has operated in the property market since 1986, and defines itself by developing distinctive products, with advanced concepts in architecture and technology. It has delivered more than twenty large projects and more than 200,000 m² planned and built, plus two Prêmio Master Imobiliário awards — the sector’s most important prize.
The portfolio is not only residential: the firm’s résumé includes the Insper university, in São Paulo, and the Villa Lobos Office Park, a gated office condominium with five towers, ninety villas and 762 units, across around 80,000 m² of built area. But it is in ultra-high-end horizontal residential that Elwing found its signature, with a string of house condominiums in the city’s most expensive neighbourhoods.
The company describes its own practice as collaborative: it works alongside large groups, negotiating land, advising on planning and getting involved in every phase of the operation. Declared partners include Gafisa, Tecnisa and Toca55.
Product vision
- Positioning: the individual house with the security and operation of a gated condominium, in neighbourhoods where the standalone house has become a rare species — Jardim Europa, Jardim Paulistano, Alto de Pinheiros.
- Authorship as method: each condominium is given a heavyweight architecture studio. Basiches Arquitetos Associados for Vila Verde 660, Triptyque Architecture for Relva, Bernardes Arquitetura for Casa Praça, Luciano Graber for Dolce Villa.
- Small, deliberate scale: twelve houses at Vila Verde 660, eight at Relva, three at Casa Praça, three at Dolce Villa. It is a short-perimeter product.
- Delivery standard: multi-storey houses served by a private lift, with their own garden and pool, generator and individual water, gas and power metering — with room for customisation within pre-set timelines.
- Street cluster: the firm concentrates operations on the same street where the land allows it. On Rua Campo Verde there are three Vila Verde condominiums — the 439, the 579 and the 660 — all from the same recent cycle.

- Condomínio Relva — Alto de Pinheiros, eight houses signed by Triptyque Architecture.
- Casa Praça — Jardim Paulistano, three houses designed by Bernardes Arquitetura, developed in partnership with Toca55.
- Vila Verde 439, Dolce Villa (2005), Insper and Villa Lobos Office Park, outside the collection’s scope.
