History

Armani Casa Residences by Embraed is born of a rare gesture on the Brazilian coastline: to free up one of the most valued addresses on Avenida Atlântica, Embraedi bought every unit of the former twenty-storey Edifício Ivo Agostinho Roveda and demolished it between November 2024 and April 2025. The developer announced the operation as the largest mechanical demolition ever carried out in Brazil.

On that plot, Embraed brought together three signatures for the project: the architecture of the Brazilian firm FGMF Arquitetosi — led by Fernando Forte, Lourenço Gimenes and Rodrigo Ferraz —, the landscaping by Alex Hanazakii and, for the first time in the country’s South, the interior design of the common areas and show apartments signed by the Armani/Casai studio, from Giorgio Armani’s label.

• Concept: a tower of contemporary language, straight lines and strong visual permeability to the sea, conceived to engage in dialogue with the city while at the same time offering the sensory experience and finish of an Armani/Casa branded residence.
• Trivia: the demolition of the previous building was carried out in phases, with excavators of about 5.5 tonnes hoisted to the top by a 220-tonne crane, which removed the floors from top to bottom; the rubble itself became an internal ramp for lowering the machines. Embraed reports that about 90% of the material was recycled, and that windows, doors and lifts were removed beforehand for donation and reuse. The address will also have an exclusive showroom, likewise signed by FGMF.

Architecture and aesthetics

FGMF Arquitetosi — listed by the Architects Directory annual of the British magazine Wallpaper* among the world’s most promising firms — designs a tower of straight lines and large sea-facing openings, with the concept of “urban kindness” applied to the podium and the showroom. The interiors of the common areas and show apartments are developed by the Armani/Casai studio, with exclusive furniture and objects from the brand, and the landscaping is by Alex Hanazakii, the first Brazilian honoured in the Residential and General Design categories of the ASLA Professional Awards.

The slender silhouette follows the same regulatory logic that has shaped the entire Balneário Camboriúi shoreline: the front setback grows with height — the shading cone, calculated by angle from the axis of Avenida Atlântica — and the additional buildable potential is purchased by paying for extra building rights (outorga onerosa), while the cap on units per plot share pushes the product towards fewer, much larger apartments. Hence a tower of 78 storeys with only 113 residences.

Balneário Camboriú: the address

Balneário Camboriúi is not a neighbourhood: it is the Santa Catarina city that turned high-rise construction into an economic project and ended up with the most recognisable silhouette on the Brazilian coast — a continuous wall of towers facing a crescent-moon beach. Barra Sul, where the Camboriú River meets the sea, is the newest and most expensive vector of that race: it concentrates the marinas, the nautical access and the new generation of internationally signed towers. It is there, on Avenida Atlântica facing the ocean, that the Armani/Casa label makes its debut in the country’s South. The density has a price — the wall of towers shades the sand in the late afternoon, and what can be built along the front is a permanent political issue in the city.
