History

Malvas is an ultra-high-end launch by FFii on the corner of Avenida das Magnólias and Rua das Malvas, in Cidade Jardim — a few minutes from Parque Alfredo Volpi and Hospital Albert Einstein. It is a gated development of few houses (five) with signature architecture, floor areas of roughly 658 to 737 m², 4 suites per residence, an exclusive rooftop and complete infrastructure. Built by Sinco, with delivery expected in 2025.

Architecture and aesthetics

The project bears the signature of Aflalo Gasperinii, a firm founded in 1962 and one of the largest in the country, known for modern, technical architecture with a clear, honest language — ventilated façades, screens and brise-soleil, careful material research. It is a name the city knows for large-scale work, from corporate towers to public facilities, and here it appears in a domestic register: a handful of residences on the corner of Avenida das Magnólias and Rua das Malvas, each crowned by an exclusive rooftop. The gesture is one of restraint — in an exclusively residential zone, signature architecture can only express itself through proportion, layout and material, never through height.

The address is the corner of two flower-named streets, and that already says something about which Cidade Jardimi this is: not the mixed-use complex at the edge of Marginal Pinheirosi, with its mall and corporate towers, but the horizontal half that sits behind it — large plots, houses set back, an exclusively residential zone, and no street-level shops to break the silence. Parque Alfredo Volpii is just over two hundred metres away, with its dense woodland, trails and springs. Vila Olímpia Stationi on Line 9–Emerald is less than seven hundred metres away, and Shopping Cidade Jardimi a little over a kilometre.
