History
At the confluence of Jardim Europa, Cidade Jardim and Faria Lima, 280 Art Boulevard raises a tower that Benx, the developer, itself describes as unparalleled in the country, on one of the region’s last great prestige plots. The name reclaims the urban concept of the boulevard — the broad, tree-lined and cultural avenues that reorganised European capitals in the nineteenth century — and from it comes the project’s declared ambition: to make the tower a piece of urban art, not merely another avenue address.

Architecture and aesthetics
One hundred and five metres tall, designed by Gensler in partnership with Zien Arquitetura: the tower cuts through the skyline like a single mast, with no twin tower or broad podium anchoring it. The façade is permeable — a light veil made of movable brise-soleils and living vegetation that filters sunlight and neighbours’ views without closing off the apartment, and that changes pattern as the brise-soleils move. The concept is sculptural and organic, closer to a piece of urban art than the glass box that came to dominate Faria Lima: these are the so-called suspended mansions, with a 3.78 m ceiling height in every unit and living-room-scale terraces. The podium spans the ground floor, mezzanine and three leisure floors, with four basement levels below. Interiors by Yabu Pushelberg and landscaping by Alex Hanazaki.

Itaim Bibi: the address
Number 280 sits on the upper stretch of Avenida Cidade Jardim, where it still stitches together Jardim Europa and Itaim Bibi, before descending towards the bridge over the river.
