History

At the confluence of Jardim Europai, Cidade Jardim and Faria Limai, 280 Art Boulevard raises a tower that Benxi, the developer, itself describes as unparalleled in the country, on one of the region’s last great prestige plots. The name reclaims the urban concept of the boulevard — the broad, tree-lined and cultural avenues that reorganised European capitals in the nineteenth century — and from it comes the project’s declared ambition: to make the tower a piece of urban art, not merely another avenue address.

Architecture and aesthetics

One hundred and five metres tall, designed by Gensleri in partnership with Zien Arquiteturai: the tower cuts through the skyline like a single mast, with no twin tower or broad podium anchoring it. The façade is permeable — a light veil made of movable brise-soleils and living vegetation that filters sunlight and neighbours’ views without closing off the apartment, and that changes pattern as the brise-soleils move. The concept is sculptural and organic, closer to a piece of urban art than the glass box that came to dominate Faria Lima: these are the so-called suspended mansions, with a 3.78 m ceiling height in every unit and living-room-scale terraces. The podium spans the ground floor, mezzanine and three leisure floors, with four basement levels below. Interiors by Yabu Pushelbergi and landscaping by Alex Hanazakii.

Itaim Bibi: the address

Number 280 sits on the upper stretch of Avenida Cidade Jardimi, where it still stitches together Jardim Europai and Itaim Bibii, before descending towards the bridge over the river. This address is framed by an avenue, not a street: Iguatemii lies about five hundred metres away, Faria Limai begins just ahead, and Cidade Jardim itself delivers, within minutes, Nove de Julhoi, the Max Feffer Tunnel and the marginal expressways — it is the crossing that serves the entire city, with the traffic that such a crossing carries. The counterweight comes from the rear: the corner with Rua Gumercindo Saraiva, 165, is already an internal, low-rise street, and Parque do Povoi lies less than eight hundred metres away. Few addresses in the city combine these two natures on the same block.
