HL 746 Itaim

History

By Bratke Engenharia, with architecture by Aflalo Gasperinii (project documented on ArchDaily), HL 746 is a sculptural building facing Parque do Povoi, in Itaimi, about five minutes from Shopping JK Iguatemii. Everything in the project, designed in 2014, follows from a reading of the plot made before the design work began: from there one sees the park and, beyond it, the low-rise neighbourhood on the other side of the river — a large mass of trees, hard to find in the city. The firm organised the entire building around that view, with one flat per floor laid out so that bedrooms, bathrooms and living rooms all reach the same horizon.

Architecture and aesthetics

The façade is the record of that decision. The living-room face was tilted relative to the bedrooms’ to seek out the open space along the Marginal Pinheirosi axis — the twist is not ornament, it is the floor plan hunting for the horizon. The building’s body explores vertical concrete fins that fold at the roof and form the crown; the floors are marked horizontally by gently sloping terraces, clad in porcelain tile, with moving brise-soleils that give the skin a movement that changes throughout the day. On the rear façade, vertical metal brise-soleils cut horizontally create a single plane that disguises the service, kitchen and bathroom openings. The materials explored are exposed concrete, porcelain tile, metal brise-soleils and large aluminium-and-glass frames. It stands 76 metres tall on a 2,514 m² plot. There is no documented credit for interiors or landscaping, and none is attributed here.

Itaim Bibi: the address

Number 746 Avenida Horácio Lafer is less than a hundred metres from Parque do Povoi — close enough for the park to be both back garden and horizon at once. It is the edge where Itaimi meets the floodplain of the Pinheirosi river and the urban fabric opens up: on one side, the green void and Parque Bruno Covasi, less than half a kilometre away; on the other, Shopping JK Iguatemii a little over four hundred metres away and Cidade Jardim Stationi less than six hundred. It is the rare address in the neighbourhood where the density sits behind it and there is nothing built in front.
