History

Mediterranée occupies number 957 of Alameda Joaquim Eugênio de Lima, in the quadrant of Jardim Paulista that separates Avenida Paulista from Avenida Nove de Julho — the part of the neighbourhood that went vertical first, back in the 1960s and 1970s, when the avenue was a street of houses and became a street of towers within a decade. The condominium has been on federal records since 1988, but the building is older than the registry itself: market surveys place the construction in the mid-1970s, and none of them is first-hand, which is why this page does not fix a year. The authorship of the project is not publicly documented and, for that reason, is not attributed here.

  • Concept: one apartment per floor on a thousand-square-metre plot — the 1970s solution for privacy, which solves through the floor plan what today is attempted through the front desk.
  • Trivia: “Mediterranée” is one of the most repeated names in São Paulo’s cartography. In the open buildings registry alone there are namesakes in Tatuapé, Santana, Osasco and Ribeirão Preto — and there is a second Mediterranee within Jardim Paulista itself, on Rua José Maria Lisboa. They are not the same building, and it’s the door number, not the name, that tells one from the other.

Architecture and aesthetics

A single tower, 59.8 metres tall, with a single apartment per floor. With no neighbour on the landing, the floor plan occupies the entire slab and the façade can open into a continuous balcony instead of a contained window: the 135 m² living room receives light from more than one face, and the ceiling height is tall for the standard of the vintage. The internal layout is that of 1970s high-end living and has remained legible in the units in circulation — a living room opening onto several areas, four bedrooms with three suites, a master suite with two walk-in closets, and a full service sector, with staff quarters and its own circulation. The architectural signature is not publicly documented and, for that reason, is not attributed here.

Jardim Paulista: the address

Alameda Joaquim Eugênio de Lima is one of the streets that stitch Jardim Paulista to Avenida Paulista: it starts at the avenue’s spine and descends, block by block, towards the heart of the Jardins. The stretch around number 957, between Alameda Sarutaiá and Alameda Fernão Cardim, is among the most residential of that stitching — the neighbouring lots are registered one by one as condominiums, with no corporate tower out front. From there you can walk to Paulista, to Parque Tenente Siqueira Campos, to Hospital Sírio-Libanês and to the Brigadeiro metro station; and, by car, within minutes, to Rua Oscar Freire and the Avenida Nove de Julho axis. It’s an address that resolves both cities at once: the working one, which happens on Paulista, and the weekend one, which happens in the Jardins.
