History

Duetto Jardins was born from a short, well-dated process. The new-building permit was issued on 29 June 2004, to Saint Hilaire Incorporação SPE S/A, with Roberto Candusso as the project’s author and Plano & Plano as the firm responsible for construction; the execution permit followed on 30 December of the same year, and the tower was delivered in 2007. Municipal records register 5,968.03 square metres of built area on a plot of 881.03 square metres — a high density for the block, resolved through height because the plot is nearly square and did not allow for spreading out.

  • Concept: vertically developing an almost-square plot of under nine hundred square metres without turning it into a corridor building — thirty-two units across nineteen floors, few doors per landing.
  • Curiosities: the plot declared in the permit, 881.03 m², matches the 882 m² in the current tax record — the plot has never been merged or subdivided since approval. And the municipal aerial survey still records on the plot the earlier low-rise structures, none above ten and a half metres: the Duetto is, among the four corners of this block, the building that arrived last.

Architecture and aesthetics

A single nineteen-storey block on a tax lot of approximately 31 by 33 metres — nearly a perfect square, which is rare in Jardins subdivisions and defines the design approach: instead of the narrow, deep slab typical of neighbours on the same street, a tower with a compact floor plan and centred placement. The design is by Roberto Candusso, whose office has operated in São Paulo since 1976 with a strong output of residential buildings; construction was handled by Plano & Plano. The division of 5,968 square metres built across thirty-two units gives the measure of the programme: apartments of contained floor area for the neighbourhood’s standard, with a two-storey penthouse at the top.
