Architecture and aesthetics

Königsberger Vannucchii resolves a 1,977 m² plot with a 61-metre frontage with a single tower and one apartment per floor, concentrating the architectural gesture on the face that carries the view of the park: the living room integrates with the balcony along its full length, so that the boundary between the living room and the outside becomes a decision for the resident, not for the floor plan. It is worth noting what the zoning says about the address — the block is ZEU, with a floor area ratio of four times the plot and unrestricted height limit, which makes fifteen units a design choice, not a legal ceiling. The interiors are by Zize Zinki; the landscaping is by the Burle Marxi studio, a signature uncommon in a residential building of this scale.

Paraíso: the address

Number 812 Rua Manuel da Nóbregai sits halfway along the street — and, for that reason, at the hinge the neighbourhood forms between Avenida Paulistai and Parque Ibirapuerai. Here the park is a little over a kilometre away, just enough to stop being a backyard, while Paulista draws closer: Estação Brigadeiroi less than nine hundred metres away, Jardim Pamplona Shoppingi and Top Center Shoppingi within the same radius, Parque Tenente Siqueira Camposi just above and weekly street markets on two neighbouring streets, one of them a little over two hundred metres away. It is the urban cut of Paraíso, not the contemplative one: those who live here settle the day on foot and save Ibirapuera for the weekend — with Estação Paraísoi, where two underground lines cross, on the other side of Avenida Brigadeiro Luís Antônioi.
