History

Heloisa belongs to the generation of buildings that made Pinheirosi high-rise before Avenida Brigadeiro Faria Limai existed as an office avenue. It is a single tower on a 1,415 m² plot, with one unit per floor and generously sized floor plans — the kind of product the neighbourhood stopped building once the land became worth more subdivided. Market sources disagree on the delivery year, pointing variously to 1968 or 1976; the house rule requires two independent sources to agree before a year is entered in the field, and so it is left blank. The project’s authorship, the builder and the developer do not appear in any verifiable public source.

• Concept: one family per floor on a street in Pinheiros that became a restaurant street — privacy resolved by the floor plan, in an address that gained a night life after the building was built.
• Trivia: the building is mapped with its own name in the municipal database — the tower’s polygon is registered as “Edifício Heloisa” at number 286 —, which is unusual for a residential building of this age. And the complex has a curious vertical geometry: the garage covers the entire plot at a little under three metres in height, the tower rises to 63.2 m with just 13.4 by 21.2 metres in plan, and the machine room reaches almost 71 m — almost eight metres of structure above the last inhabited floor.

Architecture and aesthetics

A tall, narrow slab on a base that occupies the entire plot. The garage covers the 1,415 m² plot at 2.9 metres in height; from there rises a tower of 13.4 by 21.2 metres — a 222 m² footprint — up to 63.2 metres, with the water tank and machine room reaching 71 m. The layout is typical of a period when little was built per floor and much in height: the tower occupies about a sixth of the plot and stands free within it, set back on all four sides and, as a result, with light and cross-ventilation on every orientation. With one flat per floor, the plan spreads across the entire slab — three living rooms (a three-room living area, a dining room and a breakfast room), a guest toilet, four bedrooms with a main suite, a kitchen, a large utility area and a maid’s room with its own bathroom. The architectural design’s authorship is not publicly documented and, therefore, is not attributed here.

Pinheiros: the address

Rua Ferreira de Araújo is one of the streets where Pinheirosi shows both its faces at once. On one side, the old residential core, with set-back buildings and tall trees; on the other, the corner with Rua Vupabuçu, which has become one of the most sought-after dining addresses in the west zone. The block sits between Faria Lima Stationi and Fradique Coutinho Stationi, a few minutes’ walk from both, and the walk to Avenida Brigadeiro Faria Limai is short enough for the address to work for those who work there. On the opposite side come Rua Fradique Coutinho Market, Avenida Pedroso de Morais and Esporte Clube Pinheirosi. It is a neighbourhood that densified on top of a fabric of houses and small blocks, and which therefore keeps narrow streets, ground-floor shops and the pedestrian scale that neighbourhoods built high-rise from the outset never had.
