Altto Alto de Pinheiros

History

Altto Alto de Pinheiros was developed and built by Eveni, with architecture by Königsberger Vannucchii and landscaping by EKFi, and completed in 2012. The decision that organises the entire building is one of siting: instead of burying the parking and spreading the leisure area across the ground floor, as is customary, Even elevated the parking spaces and moved the leisure area to the upper floors. The result is arithmetic, and the buyer feels it on the first visit — the apartments on the lower floors stop looking at the neighbour’s wall and start looking at the neighbourhood.

• Concept: two 352 m² residences per floor, with elevated parking and leisure areas on the upper floors, so that the view begins early in the stack.
• Curiosities: the development was launched and is known in the market as “Altto Alto de Pinheiros”, but the address lies in the district and postcode of Pinheirosi — Alto de Pinheiros begins further on. The original layouts were created in two versions: four en-suite bedrooms, or three en-suite bedrooms plus a home office.

Architecture and aesthetics

A single tower on a 3,002 m² plot, with four elevated parking mezzanines, two floors dedicated to leisure — one covered and one open-air —, twenty standard floors and a duplex penthouse at the top. Königsberger Vannucchii‘s approach is the practice’s usual one: clean volume, calculated proportion and a choice of material doing the work that ornamentation would do in another project. The landscaping is by EKFi, which describes the ensemble as an exercise in balance between spaces and elements — the same pairing Even would later repeat at other addresses of the highest standard. Each standard floor holds two units, served by two social lifts and one service lift.

Pinheiros: the address

Rua Nicolau Gagliardi runs through the upper stretch of Pinheirosi, in the leafy residential core organised around Avenida Pedroso de Moraisi and bordering Alto de Pinheirosi and Vila Madalenai. It is one of the few parts of the west side that has managed to be both things at once: a quiet street of houses and townhouses, and an address minutes from the city’s economic centre of gravity. Avenida Brigadeiro Faria Limai and Avenida Rebouçasi are right there, with Faria Lima Stationi on Line 4–Yellow and the exit onto Marginal Pinheirosi; on the other side, Parque Villa-Lobosi, Instituto Tomie Ohtakei, Shopping Eldoradoi and the constellation of cafés, award-winning restaurants and boutiques that made Pinheiros’ name over the last decade. It is a neighbourhood that settles office, school and dinner without forcing anyone to cross the city.
