Maison Saint Laurent

In Vila Nova Conceição, next to Praça Pereira Coutinho, a single tower from 1988 with 210 m² floor plans and three suites. The living-room terrace sits at the height of the tree canopy — it is the view the neighbourhood sells, and one that almost no new building can offer any more.

History

Maison Saint Laurent was delivered in 1988, in the crop that made Vila Nova Conceição vertical with single-tower buildings, few units per floor and large floor plans — the opposite of the densification the city would later practise. It occupies a plot on Rua Lourenço de Almeida in the calmer stretch of the neighbourhood, running towards Praça Pereira Coutinho and Parque Ibirapuera. The French name and the neighbouring buildings named in the same key — Cala di Volpe, Piazza di Trevi, Mont Blanc, Villa d’Este, Rhodes, Chateau Lafite — date the building precisely: it belongs to the decade in which the São Paulo market imported the European repertoire for the façades of the Ibirapuera quadrant. The builder appears in a single market source and, without a second confirmation, is not credited here.

  • Concept: a 210 m² floor plan with three suites, three parking spaces and a terrace integrated into the social area — house-scale footage in a neighbourhood that traded houses for buildings without trading scale.
  • Curiosities: the units in circulation repeat the same 210 m², but not the same floor plan. One brings three suites; another, only two, because the master was expanded with two walk-in closets and a his-and-hers bathroom. It is a building whose original floor plan has been rewritten from within, without the façade changing.

Architecture and aesthetics

A single tower of classic composition, with straight-lined façade and recessed terraces facing the greenery around it. The floor plan is clearly of its decade: a broad, continuous social area — a living room for several settings, dining room and guest toilet —, a kitchen with large windows that can be closed off with sliding doors, and a private area with suites with floor-to-ceiling windows. The higher floors have open views because the plot is set back from the street. The signature of the architectural project is not publicly documented and is not attributed here.

Vila Nova Conceição: the address

Vila Nova Conceição is the neighbourhood São Paulo turned into its most expensive square metre without ever losing its neighbourhood scale. The perimeter is small, almost entirely residential, bordering Parque Ibirapuera on one side and Itaim Bibi on the other, with short, tree-lined streets carrying only local traffic. Praça Pereira Coutinho works as a shared living room — dogs, children, a late-afternoon run — and around it the shops that make the neighbourhood walkable have grown up: bakery, market, boutique, restaurant. It is an address where almost nothing new gets built, because almost nothing becomes vacant: the supply of land ran out before demand did.
