History

Multiplan delivered Chácara Santa Helena in 1983 and presents it, in its own archive, as São Paulo’s first gated community. The claim says less about chronological pioneering and more about what was being invented there: until then, living well in the city meant a building on a plot, with whatever garden was left over after the car park. Chácara Santa Helena turned that equation on its head. A plot on the scale of a country estate was bought — 59,000 m², the name is not a figure of speech — five buildings were spread across it, and Burle Marx was hired to design what lay between them. The built area, 118,282 m², occupies a modest fraction of the plot; the rest is garden, woodland and sports courts.

  • Concept: a residential park, not a club condominium. The leisure offering is not a floor of the building — it is the entire plot, with woodland, a cycle path and a jogging track between the five buildings.
  • Trivia: the development circulates under two names. Multiplan and the condominium’s own management portal write Santa Elena; the Post Office registers the address as Condomínio Chácara Santa Helena, and that is what the market calls it. The confusion likely originates within the estate itself: one of the five buildings is named Santa Elena. The buildings carry saints’ names, and units are identified by them — a flat here is not “in Chácara Santa Helena”, it is “in the Santa Rita tower” or “in the Santa Elena”.

Architecture and aesthetics

The gesture that defines the estate is one of layout, not façade: five detached volumes on a large plot, set apart from one another, with Burle Marx‘s landscaping doing the work that would fall to a wall on another address. The flats are surrounded by balconies — the solution that lets the floor plan look onto the greenery in more than one direction, since none of the buildings sits against a neighbour. The layout also explains the address’s commercial longevity: the density is low enough that forty years later the estate still feels generous, in a part of the city where the neighbouring plots have all been subdivided. The buildings’ architectural authorship is not credited in any public source and, for that reason, is not attributed here.
