Unyco Brooklin

History

Unyco Brooklin, delivered in 2023, is a gated community of ten houses on Rua Pirandello, in the strictly residential stretch the city still calls Brooklin Velho. The architectural design is by João Armentanoi and the landscaping by Gilberto Elkisi — the pair are credited, without divergence, in three independent records of the development. The product inverts the usual logic of the São Paulo house condominium: instead of concentrating leisure amenities in a shared common area, each residence was born with its own, and the common area was reduced to what genuinely needs to be shared — the gate, the guardhouse and the internal street.

• Concept: the leisure amenities aren’t in the common area, they’re inside each house; the common area holds only the access, the guardhouse and the internal street.
• Curiosities: the ten houses are not identical. The area chart records floor plans of 584, 730, 739, 751, 757, 763, 867 and 869 m², with three to five suites — and the largest one gained its own rooftop, with four additional suites, a gym and a home office.

Architecture and aesthetics

Contemporary language by João Armentanoi, in horizontal volumes organised around each plot’s private garden — the layout was worked out so that each house looks onto its own greenery, not the neighbour’s. The landscaping is by Gilberto Elkisi. Density is the gesture: ten families occupying an entire plot on a low-traffic street, with access resolved through a single gate and 24-hour guardhouse.

Brooklin: the address

Rua Pirandello cuts through the residential heart of Brooklini — the stretch the city still calls Brooklin Velho, even though the postal registry lists it as Brooklin Paulista. It is a grid of short, heavily tree-lined, low-density streets, a garden neighbourhood of houses that resisted the corporate densification that took over the neighbouring axis. The contrast is the address’s argument: a few minutes away are Berrini and Faria Limai, the two hubs that concentrate most of the city’s value generation, and Congonhas Airport. The surrounding streets — Pirandello, Laplace, Sônia Ribeiro — have in recent years become the address of the very-high-end house condominiums of the south side, each with ten or twelve units and none with the scale to repeat itself.
