History

The new-building approval permit was issued in September 2007, in the name of a special-purpose company of Even, with the design signed by Jonas Birger; the construction permit came in April 2008. The municipal record describes a block of twenty-nine floors and fifty-four units on a 2,911 m² plot, with 22,500.80 m² of approved built area — and the arithmetic matches what the market has recorded ever since: two apartments per floor. What the document does not say is when the building was completed: market records disagree on the delivery year — one of them even dates it before the construction permit was issued —, so the year is not fixed here. The building belongs to the generation in which Even concentrated in Campo Belo a sequence of large-floor-plan towers, on the same street and on neighbouring ones, in a neighbourhood that until then was made up of houses and low-rise buildings.

  • Concept: two apartments per floor and a four-suite floor plan in Campo Belo — the floor area of a prestigious west-side neighbourhood, built in the south zone, five minutes from the airport.
  • Curiosities: the building’s name is not the street’s name, though it may seem so. Rua Gabriele D’Annunzio honours the Italian poet and is spelled with one L; the building adopted the spelling with two — Gabrielle —, and the market began adding the neighbourhood to the name to set it apart from a second Gabrielle that exists a few blocks away, on Rua José Batista Pereira, unrelated to this one.

Architecture and aesthetics

Single tower, built at the heart of the block, with two apartments per floor and two lifts. The design is by Jonas Birger — the name listed as author in the municipal approval permit —, and the decision that organises everything is the same one Campo Belo imposes on anyone who builds there: the neighbourhood is under a height restriction due to its proximity to Congonhas airport, and usable height must be won within a narrow envelope. Hence the slab of only two units: instead of spreading the floor plan out, the building stacks floor area, and that is how it reaches four-suite apartments of more than four hundred square metres on a plot of less than three thousand. There is no public credit for interior design or landscaping, and for that reason neither is attributed here.

Campo Belo: the address

Campo Belo is the neighbourhood São Paulo turns to when it wants both things at once: neighbourhood life and thirty minutes from anywhere. The streets are flat and tree-lined, the shops are street-level and the profile is family-oriented — and much of the area lives under a height restriction due to proximity to Congonhas airport, which held back verticalisation and preserved the open sky the surrounding neighbourhoods have lost. Rua Gabriele D’Annunzio is one of the neighbourhood’s spines, with the Igreja Presbiteriana do Campo Belo halfway along it and a sequence of named residential towers built between the 2000s and 2010s. Access is via Avenida Santo Amaro and Avenida Jornalista Roberto Marinho; by metro, via Estação Eucaliptos and Estação Vereador José Diniz; and Parque Ibirapuera, Shopping Ibirapuera and Moema are on the other side of the avenue. The airport, which imposes the height law, is also the reason those who travel every week choose to live here.
